Buy or lease: light-asset openings for digital sports halls

An English summary of the 2026 funding guide: four ways to finance equipment, whole venue investment shares, monthly payments, revenue share terms, five year c…

A light asset opening does not remove spending; it moves equipment from a single purchase to a down payment plus monthly payments, or to a share of turnover. The full 2026 guide compares four structures, their price bands and the contract terms that decide the outcome.

Key points

  • Four funding models: outright purchase, finance lease with 20% 40% down, vendor instalments with 30% 50% down, and revenue share where the partner supplies equipment for 15% 35% of turnover.
  • Whole venue investment for a 1,500 sqm hall: equipment and installation 55% 70%, fit out and utilities 15% 22%, rent and deposit 8% 12%, licences and stock 5% 10%, launch and promotion 3% 6%.
  • Indicative equipment bands: projection and motion floors RMB 30,000 120,000, shooting and archery RMB 30,000 150,000, racing simulators RMB 50,000 200,000, VR spaces RMB 150,000 600,000, bowling lanes RMB 150,000 450,000, children units RMB 20,000 100,000.
  • Rule of thumb: buy units under RMB 100,000, lease or instal at RMB 100,000 300,000, share revenue above RMB 300,000.
  • Compare total payments against equipment price rather than the headline monthly figure; a quoted fee rate of 6% can behave like 11% 13% once the balance is amortised.
  • Payback reference: 18 30 months for purchase, 24 36 months on the books for a finance lease with own capital recovered 6 12 months earlier, and 12 24 months of own capital under revenue share.
  • Keep the monthly payment under 30% 40% of net operating cash flow and hold six months of operating reserve.

Light asset buys speed, not a discount

A 1,500 sqm hall may need three to five times less own capital under a finance lease than under outright purchase, yet five year equipment spending usually differs by only 10% 30%. Leasing buys an earlier opening and a tested district, not a cheaper asset. It is the wrong answer for a site with under two years left on the lease, sufficient capital, or fast cycling content equipment locked into a 48 month term.

Contracts and due diligence

Three items belong in every contract: how residual value is defined, the terms for early settlement and overdue payment, and who supplies labour and parts during the warranty period. Suppliers are checked on business licence, CE, ROHS and ISO9001 certificates, patents and software copyright registrations, comparable reference sites and local service coverage, because uptime in peak season matters more to returns than the unit price.
